Job Summary:
The Property Sales Manager (PSM) is accountable for ensuring that sales goals and profitability are met or exceeded for all employees at the assigned site. This includes established standards and objectives, financial control, customer service/customer relations, appearance, maintenance, security and general administration.
They will be able to perform the functions described below and other duties as assigned.
Major Duties and Responsibilities:
- Sales, Marketing and Customer Relations
- Achieves lease-up objectives by utilizing effective advertising, telephone techniques and direct interactions with potential customers
- Promotes and maintains excellent customer relations by providing information and resolving problems effectively
- Evaluates facilities and services by conducting tenant surveys and using other assessment tools
- Builds revenues by promoting the company in the community
- Recommends marketing strategies based on competitive information, maintaining market studies, and analysis of local business opportunities
- Maintains appropriate financial controls and achieves financial goals by managing cash and balancing receipts, opening and closing daily
- Making collections, posting payments and making bank deposits
- Operating within prescribed budgets
- Follow up on delinquent accounts
- Communicates operating results by submitting accurate and timely reports and furnishing financial information as requested
- Effectively utilizes computer systems indicted by the company
- Monitors security system and acts quickly to resolve security problems
- Ensures that cleanliness and orderliness standards are met in the office, rest rooms and grounds and that vacant units are cleaned on a timely basis. This means doing the work him/herself whenever necessary
- Regularly audits the physical conditions of a facility and ensures that supplies are adequate and repairs are completed on a timely basis
- Performs minor maintenance in accordance with our maintenance standards as well as working with any contractors hired for minor and major improvements
- Sells merchandise, keeps inventory and orders supplies within reason
Leadership/Supervision:
- Through effective supervision of the manager and/or maintenance personnel
- Ensures that the facility is properly managed in his/her absence
- Ensures that high-quality employees are in place by following sound practices when participating in recruiting, hiring, training and motivation of subordinates
Additional Skills and Competencies:
- Proven skills in generating and closing sales, interacting effectively with potential and existing customers and resolving customer problems
- Ability to communicate effectively, both orally and in writing
- Well-balanced personal and managerial style: mature, professional approach to people and problems. Proven skills in managing subordinates effectively to maintain good customer relations and obtain maximum productivity
- General understanding of computer systems
- Ability to work with minimum direct supervision

- Normally works 40 hours a week
Candidate Qualifications:
- Degree and/or some College preferred. High school diploma or GED as a minimum requirement
- Valid driver’s license
- Successful background check
Experience:
Minimum 2 to 5 years in a business or professional environment, with direct sales or customer service experience highly desirable. Experience in supervising others a plus.
